When employing Midwest 1031 Exchange Company, Inc. as your Qualified
Intermediary, NOT as your lawyer, we will
serve the role prescribed under the IRS
Code Section 1031. As your Qualified Intermediary
we will prepare the necessary papers to
document every aspect of the IRS requirements;
we will escrow your net exchange value (equity)
with whatever level of security you desire;
we will oversee the closing process to insure
closing statements, title commitments,
and deeds are 1031 compliant; and we work
with the taxpayer’s attorney and/or
C.P.A. to insure a smooth transaction that
can withstand IRS scrutiny.
HIRING A QUALIFIED INTERMEDIARY
Feel free to contact us today to talk
to one of our exchange coordinators. Once
you have hired us as your Qualified Intermediary
we will need the following:
1. Taxpayer name, this is the name
that is on the property; Husband/Wife, Individual,
L.L.C., Corporation, Trust?
2. Taxpayer Identificaiton Number. We need
the social security number(s) for an individual,
or the tax identificaiton number for the
entity that holds the property.
3. Name of the closing company and the contact
person handling the closing . We need to
contact them to get a copy of the real estate
contract and Title Commitment on the property.
